Downtown Alpharetta, around City Hall and Main Street: zoned schools (Alpharetta, Cambridge and Milton highs), parks, MARTA route 185 and home values in ZIP 30009.

Last checked Oct. 4, 2026. Sources: the City of Alpharetta’s official downtown boundary map (PDF), its Downtown Master Plan and the Horizon 2045 Comprehensive Plan (PDF), Fulton County Schools address map data, the state’s 2025 School Grades data, Zillow Research, MARTA and OpenStreetMap.

Downtown Alpharetta is the city’s historic center and the home of City Hall, at 2 Park Plaza. Main Street, which is State Route 9, runs north and south through it. The city’s 2026 comprehensive plan says downtown “has experienced unprecedented transformation since adoption of the 2015 Downtown Master Plan,” with new homes, jobs, restaurants and gathering places.

What this means for you

Part of our Alpharetta neighborhoods guide.

Where it is

The city’s official downtown boundary map (PDF) draws downtown roughly between Mayfield Road on the north, Haynes Bridge Road on the east, Old Milton Parkway on the south, and Marietta Street and Roswell Street on the west. North Main Street, South Main Street, Canton Street, Milton Avenue and Academy Street run through it. Every downtown address in the district’s map data is in ZIP code 30009.

Downtown is inside Alpharetta city limits, so the city provides police, fire and trash service. The Horizon 2045 Comprehensive Plan, adopted by the City Council on June 22, 2026, names downtown as one of five focus areas and calls for “measured and thoughtful” growth there. It also notes that Main Street “remains a major regional transportation corridor,” so through traffic and pedestrians share the same street.

The plan found that knock-down rebuilds from 2021 to 2025 were most common in older neighborhoods close to downtown, along Mayfield Road, Cumming Street and Milton Avenue and in Alpha Park. See our Mayfield Road and Cumming Street page for the streets just north.

Schools

Attendance zones do not follow downtown’s boundary. Of the downtown addresses in the district’s map data on Oct. 4, this is how they split. The score is each school’s 2025 College and Career Ready Performance Index (CCRPI) from the state’s School Grades report.

Level School Share of downtown addresses 2025 CCRPI
High Alpharetta High (report card) 41% 93.0
High Cambridge High (report card) 30% 92.7
High Milton High (report card) 29% 92.8
Middle Hopewell Middle (report card) 71% 96.1
Middle Northwestern Middle (report card) 29% 87.0
Elementary Manning Oaks Elementary (report card) 53% 84.5
Elementary Alpharetta Elementary (report card) 30% 90.4
Elementary Hembree Springs Elementary (report card) 18% 92.8

Two schools that take students by application, not by zone, sit downtown: Innovation Academy, a Fulton County Schools high school at 125 Milton Ave., and Amana Academy, a charter school at 285 S. Main St. Hembree Springs Elementary is on the district’s list of schools that may be affected by rezoning. Every school, with its zone map: Alpharetta public schools.

Home values

The typical home value in ZIP 30009 was $759,646 in August 2026, up 2.27% from $742,804 in August 2025, according to the Zillow Home Value Index. The index is a modeled typical value for the middle third of homes, not a sale price. The citywide figure for Alpharetta was $716,629 in August 2026, down 0.19% on the year. ZIP 30009 also covers Avalon, South Main and much of the city north of downtown, so the figure is not downtown alone. More in our home prices guide.
