A slow slide that may be leveling off

Alpharetta’s index peaked at $719,301 in November 2024. It slipped for most of the next two years, to a low of $708,741 in July 2026.

It has risen in each of the last two months:

  • July 2026: $708,741
  • August 2026: $709,904
  • September 2026: $711,257

Two months is not a trend. But it is the first back-to-back rise since late 2025, when the index climbed from August to December before falling again.

Zillow revises past months as new sales come in. Its August figure for Alpharetta is now $709,904, lower than the $716,629 it first published for that month.

What it means for you

  • Buyers: Alpharetta prices have stopped rising while most nearby cities have not. A typical home here costs about $225,000 less than in Milton, and about $22,000 more than in Johns Creek.
  • Sellers: a flat market means pricing matters more. Homes took longer to go under contract this year; see the sales figures in our Alpharetta home prices guide.
  • Owners: your tax value comes from the Fulton County Board of Assessors, not Zillow. See our property tax guide for how assessments and appeals work.
  • Recent sales: our weekly real estate transfers column lists deeds recorded in Fulton County.

How to read these figures

The Zillow Home Value Index estimates the value of a typical home in the middle third of the market, single-family homes and condos together. It is smoothed and seasonally adjusted. It covers all homes, not just those that sold, so it moves slowly. It is not a sale price and not a median.

The rent index works the same way for asking rents on houses and apartments. City figures are Zillow’s rows for each city. Distances are from the center of Alpharetta.
